Why revenue isn't profit

Your Airbnb statement answers exactly one question: how much the platform paid you. It doesn't know what you spend on cleaning, building fees or property tax, and it has no idea how much went into replacing towels and fixing the shower. That's why most hosts overestimate their own results — they're reading the number at the top, not what's left at the bottom.

The gap is usually large. On a property grossing $3,000 a month, it's common for cleaning, fixed bills and platform fees to eat 35-50% of that. Real profit lives in what remains, and it's the number that decides whether short-term renting beats a long-term lease on the same unit.

An estimate like this beats having no number at all, but it's a snapshot of one average month. What actually changes decisions is tracking real profit month over month with the amounts that genuinely occurred — including the low-season months an estimate quietly hides.

What is real profit on a short-term rental?+

Real profit is what's left from your nightly revenue after every cost tied to the property: platform fees, cleaning for each booking, HOA fees, property tax, utilities, maintenance and, where applicable, your property manager's commission. It's different from gross revenue, which is only what the platform transferred to you.

Which costs should I include?+

Everything that exists because of the property: platform fee, per-booking cleaning, HOA fees, monthly-ized property tax, power, water, gas, internet, maintenance, linens and replacements. If you use a property manager, include their commission too. Mortgage payments and depreciation stay out of this calculation — they belong to investment analysis, not the month's operating result.

What's a good profit margin for a short-term rental?+

It varies a lot by city, seasonality and who runs the operation. As a practical benchmark, self-managed hosts usually land between 45% and 65% real margin; with a property manager, the range drops to roughly 30-50% because of the commission. A margin below 30% usually points to underpriced nights, low occupancy, or fixed costs too high for the property.

What is cap rate and how is it calculated here?+

Cap rate is the property's annual return relative to its value: 12 months of real profit divided by the property's market value, expressed as a percentage. It's used to compare properties against each other and against other investments. Here it only appears if you fill in the property value, and it uses the 12-month projection based on the month you entered.
